We are excited to announce that we are now offering lettings.

We offer two types of lettings for landlords, Tenant find only and Fully managed. We offer free property appraisals for all letting properties as well as offering support and advice

–  Tenant find only

Tenant find only is where we will carry out an initial property appraisal for you and talk to you about the property and your plans for letting. We will then get details of the property together and market this online. We will then carry out the viewings and get details of all those who view. We will discuss with you which parties are interested in taking the property and offer our options on their suitability. After this, we will notify the successful applicant and call back other parties.

Once a tenant has been chosen, we will carry out the affordability checks, credit checks, previous landlord and employer details, and supply guarantor details where necessary. We will also supply the inventory and paperwork for the tenant including the ‘How to Rent Guide’ and any necessary safety certificates. The tenant find only service is a one off fee which will be discussed at the first property appraisal.

– Fully Managed – Ongoing

As well as all the elements of the tenant find only above, we will also manage the property for you on an ongoing basis to give you a “hands off” investment where we are the main point of contact for your tenant.

We will arrange collection of the monthly rent and also deal with any maintenance issues or queries as they arise. We also inspect the property on a quarter basis and advise you of the outcome.

When the time comes towards the end of the contract we will either arrange for an extension of the tenancy arrangement or deal with the move out process and advertise the property as necessary.
